What cabin owners ask before they book
How is the price decided?
A walkthrough, then a written estimate with one line per job. See how pricing works for what moves the number.
What happens at the walkthrough?
Ellen or Rhiannon looks at every room with you, in person or on video, notes the tub, hearth and game room, and agrees the checklist. It takes less time than a turnover.
Do you need to be there?
No. After the walkthrough, we use a lockbox or code you set. You get the report when we lock up.
Who comes, and are they your employees?
The crew you meet: Rex, Fidel and the people they lead. The lead's name is on every report. We don't use subcontractors.
Are you insured?
Yes. We send a certificate of insurance on request, before the first turnover. The limits are on the certificate.
What if you miss something, or something breaks?
See policies. We photograph it, report it that day, and fix a miss at no charge when you tell us within one day of the next check-in.
What do you bring, and which products?
Our own supplies. Linen and restock come from your list. We can use fragrance-free products on request, and we'll name the products we use on your estimate.
Do you light the fireplace or work on the tub's chemistry?
No. We sweep cold ash, wipe glass and read a strip. A flue, a flame and the water's chemistry stay with a specialist.
What about cancellations and lockouts?
A turnover can be moved or cancelled up to the day before. The policies page gives the rest, and your estimate repeats it.
Where do you work, and how far out?
Sevier County first. Townsend, Walland and Cosby are by arrangement. See where we work.
