How pricing works

We don't print a price, because a two-bedroom cabin and a seven-bedroom lodge with a tub aren't the same job. This is how the number is decided, and when you get it.

  • What decides the price

Six things move it, and the walkthrough form asks about each.

    • Bedrooms and baths, and how many beds are made up

    • A hot tub, a game room, a fireplace

    • How many turnovers a month, and which weeks

    • Linen: yours, ours or a rental service's

    • Add-ons like laundry, grill reset and firewood counts

    • How far up the mountain road the cabin is

  • What the estimate includes, and what it doesn't

The estimate is written, one line per job.

    • Includes: the turnover checklist, bed changes, restock from your list, the photo report

    • Includes: each add-on as its own line

    • Doesn't include: supplies you want us to buy, or repairs

    • Doesn't include: anything that needs a specialist, like a flue or tub chemistry

  • What happens at the walkthrough

Ellen or Rhiannon walks the cabin with you, in person or on video, and photographs every room.

    • Counts beds, baths and towels

    • Notes the tub's model, the hearth type and the game room

    • Asks where the lockbox is and how the bears are handled

  • When a checkout runs late

Weekend turnovers run until 7 p.m. on Saturdays and 6 p.m. on Sundays. The phone is answered in those hours.

    • A late checkout is added to that turnover as a labeled line

    • After hours, a message gets a reply the next morning

    • A call-back for a missed item is not charged as a new turnover

  • When you get the number

Within one business day of the walkthrough, by email or text, before we book anything.

    • A flat price per turnover, by cabin

    • A separate flat line for each add-on

    • Nothing is booked until you approve the estimate

  • If the cabin or the calendar changes

Add a bedroom, drop the tub, or move to a different booking site and we reprice that line, in writing, before the next turnover.

    • Changes are agreed in writing first

    • A cancelled booking follows the cancellation policy

    • Nothing changes quietly

A worked example

A four-bedroom cabin, with no number in it

Here are the five things we'd ask about a cabin like this one, and what each does to the estimate.

  1. Four bedrooms, three baths

The beds and baths are the base of the estimate. Each bed is a set of linen to change, each bath a room to scrub.

  2. A wood fireplace and a game room

Each is a line on the checklist. They're the first lines owners keep and the last they cut.

  3. A hot tub on the deck

Cover, shell, filter and deck, with the strip photographed. Added as its own line.

  4. Eight turnovers a month, most weekends

A steady calendar lets us hold a crew each weekend, so the per-turnover line is lower than for a cabin booked now and then.

  5. Up a gravel road, ten minutes from the Parkway

A long or steep drive can lengthen the day. We note it at the walkthrough, not after.

Get the number in writing

A request books nothing. We walk the cabin, then send the estimate.
